Encouraging notes for the Tenant

TENANCY AGREEMENTS:  The cost of the tenancy agreement is shared by both landlord and tenant. Your initial referencing deposit paid to us already covers your part....  so that's good news.

TRANSFER OF RENTS: Where we collect rent, we have to see it in our account before we pay the landlord so we usually take the rent three days before the due rent day....  only fair.

HOUSE & CONTENTS INSURANCE:  The Landlords Insurance Policy won't cover your property - consider taking out your own insurance policy.... it makes sense!

INVENTORIES:  We usually arrange for a professional inventory to be drawn up. The tenant is responsible for the check-out charge - about £100 payable from your deposit....  payable when you leave.

TENANTS DEPOSITS  Our Managing Agency is ARPM and they use the Tenancy Deposit Solutions and Deposit Protection Service to fully protect tenants deposits.... saves any arguments if a third party hold the deposit.
