    Reduced Fees for new business...

INTRODUCTION of TENANT - 8%
About one month's rent - This fee is payable upon signature of a Tenancy Agreement, Lease, Licence or similar and payable in advance.
PREMIUM LEASES are charged for the whole period of the tenancy, paid in advance. So a three year Lease attracts a fee equal to about three months rent.
TENANT and RENT COLLECTION  - 10%
The Landlord is responsible for the payment of any ground rent and service charges, etc. The Tenant will usually pay for Council Tax, electricity, gas, water, telephone, etc.  We will provide a monthly statement together with payment of rent to the Landlord.
FULL MANAGEMENT  - 11.5%
We will find a tenant, collect the rent and also pay ground rents, service charges, insurance premiums etc. on your behalf, you supply the details.  We account to you and arrange repairs to appliances etc. as required.




Other points to note...
TENANCY AGREEMENTS   We charge £150 + vat
EPCs  Every house available for sale or rent needs one.  About £70 gets you layout drawing too!
GAS SAFETY  You must provide a Gas Safety Certificate annually and we will organize this if you wish.
RENT GUARANTEE  We can supply one for six or twelve months once we receive satisfactory references.  Ask for a quote.
INTERIM INSPECTIONS etc.  We inspect our managed properties three times a year and report to landlords.
SALE OR RENT  We can provide a sole agency "sale or rent" package at 1.25% for sale and our normal rental charges - whichever applies.
INVENTORIES  We always recommend a professional inventory and check-in. (usually £200 - £400) The tenant pays for the Check-out.

Ask for a copy of our full terms and conditions - we'll bring them with us when we inspect the property for marketing.
